Think alot of us have been in your position Craig. But there comes a time when the home shed / garage just gets outgrown. Having a proper work unit in a commercial business park is great, more room for our ever growing big boys toys. I moved into my first unit over 8 years ago and have moved several times, to bigger unit then smaller then bigger then smaller, where I am now, but Im now looking at moving to a bigger unit again. Amount, size and kind of kit your business has will be the defining factor in the unit size you go for. It also adds a little business kudos when working from a commercial unit rather than from the garden shed. Having room for all the machines and having an actual properly fitted out work shop area is something I, at the moment miss desperatley. My current unit is perfect in a lot of ways, but my amount of rideons and mowers etc makes it too small for our needs as we like to do as much of the repairs and servicing ourselves. My last unit was 1100f2 and was perfect, but much too pricey at the time. A decent sized 500f2 unit costs around £300 per month up my way (Edinburgh area).
Sounds good, security is always a worry. Renting space on a farm sounds ideal. I only know a couple of farm places and both of them have boggy land in the winter so not ideal. I did look at a business centre once but other than rent as you all know theres rates and utility bills. I wonder has anyone been lucky enough to buy a place or some land?
What about a shipping container at a self store place, I was at a self store place based in a old railway yard last week had 150+ containers, had 24hr cctv, 24hr access, big new containers. There seemed to be a few tradesman basing their kit there. 26+vat per week per container
Some places have restrictions on storing fuel, might be worth considering as you probably don't empty every machine and take the fuel away every day!
ask around the farms. most are keen to get money for spare land and if they haven't they will know someone. mines ideal. ive got old stables so lots of dry storage, plenty of space to store materials outside and he's happy to burn a lot of old fence panels etc. if the lands a bit boggy may be worth offering to put an mot track down for the cost of a few months rent and everyone wins then.
If you are in this for the long term, have you thought about looking for a property with extra space so that you are not reliant on others. They are out there.
I run my business out of a small yard located on a farm.. Good security, cameras etc for £200 a month. The 50 pound a week it costs me is well worth it because it saves me from a life time of ear ache for filling the garage with my stuff. I managed to locate a shipping container to use as a shed for £150.. bearing in mind it was in terrible condition. a lot of welding had to be done and painting. however it now has its own water supply and electric.

Collin This would be the dream, I have looked at this option and it would be ideal but looks costly especially small holdings.
I wonder if anyone has bought land, fenced it off or grew a large hedge around it and got permission to use as a work yard?
It would be great to use a farm site also especially if they take green waste. I wouldn't say I was fussy but as ive mentioned the ones near me are badly slutchy in the winter and it would do my head in coming and going. I did once get in with a farmer but he was a bit unhinged shall we say and many came and went like myself!
