Hello Paul,
It is always difficult to find the right mower to do everything. I have ran several Ferris mowers over the past 20 years and they have proven to be very reliable and very robust. The problem you may have is the grass that is left behind, they may produce a mulching deck now, which would be worth looking at. Being a Zero turn mower, it makes them highly manoeuvrable and ideal for going around obstacles etc and the all-round suspension makes them more comfortable to ride on.
Another option which I have used has been a Etesia Hydro 80 this ride on mower is a 32 inch cut and will fit through most gateways, very good at collecting wet grass and also the option to mulch if need be and fit a roller.

What size ride on are you using? You can get ride ons that will fit through a garden gate like an Etesia Hydro 80.
On a side note I think it's very unrealistic of clients to expect grass to be cut once a month and be left as though being cut every ten days

If you don't want to use ride on, which I can appreciate is very difficult with steps etc, it may be worth looking at some of the Etesia range of walk behind mowers. I haven't any experience of using these machines, but I have heard good reports about them.
I also hear you on the grass front, some clients do expect rather a lot, probably because they don't fully understand what is involved!
