Estate agents in my experience are bad payers. They expect you to drop everything as they have left the gardens to the last minute and then drag there feet on payment. Make sure you no there payment terms before doing any work.

Personally, I would never do anything else for estate agents. You get a call at 09:30 and the jobs have to be finished that morning before new tenants arrive. As Daniel says, no notice, won't pay until the next time they need you. Gardens normally need the forest of grass cutting washing machines, prams, black rubbish sacks etc removed.
Don't mean to put you off.........
Not all about the estate agents, the tenants in my experience all dump the same crap in the garden!
Works carried out as per spec, no issues. I have heard horror stories but also know that quite a few will be good if they want you for lots of work
Know who your contract is with - Estate Agent / Landlord / Tenant - in writing. Ie know who is due to pay you...the reponsibility for payment can get 'lost' in the conversations....
Do nothing for exiting tenants unless you're water-tight with them.... they can have a tendancy to vanish once they have their security deposit back after handing back a nice clear house and garden. Not always, but it happens.
Overall, do nothing unless you have it in writing and have had a response to your Quote, Price and acceptance of T&Cs.
Won't solve everything, but will put you on a good footing if anything goes T's Up
