Commercial maintenance investment and costs

starting to plan for next year and considering what to invest in thinking that it would be nice to add some commercial maintenance to my portfolio so looking to see what sort of equipment people have invested in to do this and what are the costs?

  • Generally the top end of any machine as they get hammered for hours per day and then some. I used a fs 55 strimer and lasted a week or 2, so bought a fs 410 and still have it over a year later.

    I run Scags for cutting grass, nothing comes close.

    Big investment but not always more money when you add up the costs, it pays to be efficient. More winter work however in commercial work.

    • Are your stand on scags? I was looking at Wright standard to . Amazing the quality of the cut these things can do even on 4 inch grass and the speed.

      I have an fs400 already so I'm getting there .

      How is there more winter work I'm guessing due to gritting snow clearance litter picking leaf clearances shrubbery cutting?
  • when you say commercial what are you actually after?

    LA/PC work? with large fields, verges, x cuts a year?

    Business Parks? Fortnightly visit, maybe weekly? You will have a spec and will be left to it.

    Large residential developments? Generally fortnightly, sometimes twice a month. This is where I do a lot of work. You have a spec to work to, you will be left to it. You will only hear from the site manager if they have a concern. I can make a good chunk extra arranging extra works for these sites. Changing light bulbs, bin store clearances. Repairs to the car park and Building repairs in the winter. 

    • Business parks is where I'm thinking. Places where I can spend some good time rather than domestic maintenance where you do a lot of driving.

      100% agree with James on this! My work is 90% flats and housing estates. 12 month contracts so paid throughout the year, alway extra work to be doing and paid to do
      • You can get 3/4 large developments in one day earning your far more than I could charge for one day at a business park or for a day on another job!

        I used to do a round which was a half day thing and earnt me more than my day rate. Leaving me another 4 hours minimum in the day to earn more elsewhere. Plus there is always extra works from managing agents
  • Get some contracts in the bag before committing too much(if any!) new investment. Commercial contracts are quite difficult to win and depending on what contracts you win, you may be able to make do with what you have until you feel happy to commit to bigger machinery.
