If you're on QB Desktop, then yes to all...(see below);
If on QB Online, then I am not sure, but suspect all the same options exists.
1/ Use Layout Designer to modify existing template and save under new name or create your own layout to suit design/stationary
2a/ Use Memorised transactions
2b/ Set up as 1 Client and have each location as a 'Job'. You can invoice as a single invoice or an invoice per property in one or multiple emails.
3/ If you email, then they will be attached as PDF when your client downloads. However, I suspect if you are using QBO then you may be able to send URL in email and have client download it themselves.

you can edit the design of all your invoices from the editor somewhere in the menus :)
Memorised transactions. I run mine on the last day of every month, add any extras where needed. Once I have run all my invoices I select all the relevant ones and make into a PDF then just email them a PDF with multiple invoices in.
I have a client with multiple sites, each invoice has to be addressed to the site but goes to the client. So I have set each site up as a sub customer of the main customer.
From the online links that you send automatically if you send invoices from QBO they can print them off. But if you use the way detailed above then they will be able to print PDF off no issues.
