Hi, guys, we gained a new contract last year, subcontracting the grounds maintenance on an estate of flats, and we are very happy with the work, the working relationship with have with our lead contact, and the contract value.

However... I have received a letter saying they noticed my Public Liability was about to run out and could I supply a new certificate (no problem), and fill out a sheaf of health and safety related questions (okay) and return it to the property management company together with an admin fee of £66.00!

This is the first time in over 12 years of business I have been presented by a company with a bill to process information they have requested. But it is also the first time I have contracted through a property maintenance company. It is the biggest contract we have so I don't intend to rock the boat, and will pay it, but wondered if this is standard practice?

    • Lol, all things considered I rather like the ball, so I will play :-)

  • Seems a right cheek to me...... these "property management" companies make a lot of money for doing very little from my experience with dealing with them.  You can bet they're charging the "estate" for the same admin work as well.  Just pay it but charge them a £66 admin fee for sorting out all the paperwork they've requested!!

    • Yes, I did think that when the time comes to put my prices up I might include a percentage for paperwork :-)

  • its getting more common and really its you doing the paper work I have herd of this happening to those that rent houses on renewal  of the tenancy, it only takes a few minutes of the agents time to send the form out and about a hour for you to fill in and copy's of the relevant certificates
